🏡 Hoping rates drop? You don’t necessarily have to wait.

Let’s say you find the home you LOVE, but the current rate has the payment higher than you want.

You’re looking at a $450,000 home, putting 10% down, and the rate is around 7.5%.

But your target payment is closer to what a 5.99% rate would look like — about $2,425/month.

So what can we do?

OPTION 1: Ask the seller to drop the price.

To get the payment down to that level through price alone, you’d be looking at roughly a $64,500 price reduction, bringing the home down to about $385,500.

That’s a pretty big ask.

OPTION 2: Look at the entire deal — not just the price.

This is where having a Realtor who knows how to negotiate can make a difference.

Instead of asking the seller to take $64K off the price, we can explore a combination of:

🔴 A price reduction
🔴 Seller-paid closing costs that could potentially be used toward a rate buydown
🔴 Other terms that make the overall deal work better for YOU

For example, instead of trying to get everything from the purchase price, a hypothetical combination of approximately $23,600 in price reduction + $16,200 toward a buydown could potentially get you much closer to the payment you're targeting.

The important part?

Don’t automatically assume the only solution is:

“I need a lower interest rate.”

And don’t assume the seller has to slash the price by $60K+ either.

Sometimes the better conversation is:

👉 “How can we structure this entire deal so the numbers work for my buyer?”

That’s where I come in.
