Are you a realtor with a deal that might be better as a flip?
A lot of the houses I walk are not list ready.

Roof’s off, inherited, fire damage, hoarder house, or the seller just needs out? Those are the ones I like. I work with local investors who take the heavy stuff, and I’m always looking for agents who want to run those together.

You keep your seller. I bring the buyer. We put a number on it and stay in touch for the next one. I’d rather have a few agents I actually work with than a pile of random leads.

If you’ve got something on your desk that doesn’t fit retail, send it over. Coffee, a call, a DM, whatever. Would love to connect.

Reality: swamp with a liner.

House needs a complete rehab. A few liens and extra paperwork too. Nothing scary, just enough to scare off the people who only buy pretty houses.

How did we do? Would you live here?

This property started out in rough shape, but that’s the kind of project we love. Distressed homes, fire damage, heavy rehabs, the ones that make most people say “absolutely not” are usually the ones we get excited about.

We’re always looking for more properties to bring back to life around Jacksonville. If you’re an agent and you come across a house that needs some serious love, or maybe a small miracle, we’d love to connect and see if we can make a deal happen.

Another one brought back to life in Middleburg, Florida!

This property had great potential from the start, and we’re proud to see it transformed into a beautiful home again. Projects like this are why we love what we do, taking houses that need work and turning them into something a new family can be proud of.
