"Ian was a fantastic realtor... By far the best realtor I've ever dealt with. He was friendly, professional, knowledgeable, and always made himself available to help me during the homebuying process. Typically I'm left feeling like my realtor hasn't really done anything to earn their commission but that couldn't be less true. I would recommend Ian to anyone interested in buying a home in the Tampa Bay area"

"Ian helped me purchase my first property (investment property) and we are now closing on my second (personal residence). If not for Ian being available to show me the first property in less than 24 hours notice I wouldn't have gotten it as a strong cash offer was made shortly after my offer was accepted. He is always available to show properties on short notice and quick to supply comps when asked. He's proactive about locating properties I may be interested in. He always follows through on every detail and request I have ever made, from seeking concessions to obtaining various documents. He walked me through my first purchase and explained all questions I had, and I had many. He is a real professional in all respects and you cannot go wrong with him on your side. I'll never use another realtor in Tampa Bay." Click here to find out how much your Tampa, FL home will sell for today: https://ianwalters.exprealty.com/seller/valuation/

"If anyone told me last January that I was going to have my own home by Spring, I would have thought they were out of their tree. I’ve never owned before, I’m only 24, I just moved to Florida a few years ago, and I was stuck in a 15 month lease with my apartment. Then a coworker of similar age and situation told me she found her dream home for a great value, through Ian Walters. Ian knows how to explain the stressful process in an inviting way. In our first consultation, he was accessible and knowledgeable, and though he cautioned that there would be issues, as it comes with the territory, we felt really comfortable with him and the general investment. In the following months, he was incredibly responsive, adaptive, and involved. He had a great understanding of what we wanted, what was important to us, he kept the reality of it light when we stressed, and he grounded us when we became too fantastical. He had no problem working around our schedule and assisting us with phone calls or requests for more information. He also made great recommendations for a mortgage lender and inspector. Calling Ian was the best decision I could have made. There was never a moment during this thrilling, yet terrifying experience that I felt abandoned or disappointed by him. As I’ve never bought or sold a home in the past, I have no experience with other realtors and so nothing comparable to add – other than I have heard some horror stories from other people . Thankfully, we’ll never need to experience that because we’ll be sticking with Ian! In short, you need to call Ian if you need any real estate – related assistance. Tell him I said what’s up." The era of cheap cooling is over. New refrigerant mandates, higher efficiency standards, and rising labor rates mean a new unit will cost you serious money. If your system is over 12 years old, buyers will treat it as a major liability and demand heavy credits at the closing table. Protect your equity and plan ahead before an outdated unit kills your next real estate deal.

Matching your rent to your mortgage payment is a trap. Vacancies, routine maintenance, and major capital repairs will drag you straight into the red. If your monthly payment is $2,000, you need at least $2,500 in rent just to break even.

Staging is theater designed to sell emotion. Don't let fresh paint distract you from expensive flaws. Check the 3 major structural bones, question heavy room scents masking water or smoke damage, observe the street noise, and keep your poker face on. Protect your wallet before you fall in love with a house.

Overpricing your home kills your leverage. 51% of sellers overprice initially and end up dropping their price 4 or more times before closing. You'll lose your most qualified buyers because they shop during weeks 1 and 2. Sitting on the market creates a stale listing stigma that makes buyers wonder what's wrong with the property. Homes priced right from the start sell for 99% of their target price. Don't let bad pricing cost you real money.

Selling a home in Florida? Don't hide past water damage, even if it's completely fixed! Under Florida law, leaving out flood history is treated the exact same as lying , and "buyer beware" excuses won't hold up in court. Since past flood claims stay on record in FEMA and insurance databases , full transparency upfront is your best shield against costly lawsuits after closing. Watch this quick video to learn why disclosing everything protects you before you list!

One metric reveals who holds power before you negotiate. Months of inventory measures how long active listings take to sell at current pace. It's the cleanest way to see actual market conditions.

Yard signs don't sell homes anymore.

Only 4% of buyers purchase a home because of a physical sign in the lawn. Over 95% of buyers use the internet as their primary tool.

That metal sign is mostly a free billboard for the agent, and it tells everyone your property is vacant. Buyers aren't driving around on Sunday afternoons. Your highest value buyer is usually relocating from another city and looking at a screen.

Digital precision reaches buyers where they actually are.
Predictive algorithms target active buyers browsing real estate portals.
Geofencing places ads near high net worth hubs.
One tap access provides instant virtual tours.
Modern curb appeal starts on a screen. Check the link below to read the full breakdown.

Just closed on your new home? Before you start unpacking those boxes, you have some immediate work to do to protect your investment.

Watch our new video, "Week One Home Survival Guide," to learn the 5 critical steps every new homeowner must take:

1. Change the locks on day one: Rekey or replace every exterior deadbolt and reprogram your garage codes immediately. You have no idea who still holds a spare key from the previous owner. 2. Locate emergency shutoffs: Find your main water valve and breaker box today so you aren't searching for them during an active pipe leak. 3. Deep clean first: It is much easier to scrub cabinets and sanitize empty rooms before your large furniture blocks your access. 4. Replace HVAC filters: Swap out old filters right away to protect your equipment from moving dust and help lower your utility bills. 5. Update your address: File a change of address with the post office immediately to avoid missing important billing or insurance documents.

I protect my clients from overreaching homeowners associations. You have rights when it comes to your private property. Florida homeowners now have more control over their backyards because of new legal protections.

Florida Statute 720.3045 took effect in 2023 and stops associations from banning certain backyard items. You can now install vegetable gardens and artificial turf or keep recreational equipment in your yard. The rule requires that these additions stay out of view from the street or neighboring parcels. This means you aren't breaking community guidelines when you upgrade your yard.

I make sure buyers know exactly what they can't do before closing on a house. Read the linked article to learn how this law impacts your rights as an owner.

Hurricane season doesn't wait. Be ready now.

I've seen the difference between homes that survive severe weather and those that take on $10,000 in completely preventable water damage. Preparing your property early protects your family and secures your equity. Small actions like trimming trees or checking your flood insurance policy will save you major headaches later. Making permanent upgrades like installing impact windows also adds real value when it comes time to sell.

I put a link in the comments with 5 practical steps to fortify your house. Read the article and start your prep today.
