🏡 UNDER CONTRACT! And this one comes with a little plot twist…

You may remember Chase’s Chase Chronicles home tour of 3226 Suncoast Plains. After about 2 months on the market and nearly 20 showings, we didn’t just get an offer…we got TWO at almost the exact same time. 👀

Here’s how it happened:

One buyer toured the home twice, loved it…but waited about a WEEK to make an offer.

Meanwhile, another buyer came back for their second showing that same weekend and decided to move quickly.

💥 Suddenly, we had a multiple-offer situation.

And that gave my seller something that’s harder to come by in today’s market: LEVERAGE.

Buyers have gotten comfortable seeing homes sit longer, so there isn’t always that same sense of urgency we saw a few years ago. But here’s the problem…

You don’t know who else is quietly thinking about making an offer too.

If you find a house you really want, don’t assume you have time just because it’s been sitting on the market.

Make the offer. You can’t negotiate for a house you never put an offer on. 😉

This pitcher makes it SO easy to cold brew coffee or tea right in the fridge. I have the 64 oz version—the largest size—because obviously I want the one that holds the most. 😂

Add your coffee grounds or tea, fill with water, let it brew and you’re set!

Sometimes a little extra time on the market doesn’t mean there’s anything wrong with it.

That goes for houses AND Brad. 😂🏠

But seriously… days on market are longer than what we got used to during the crazy pandemic-era market. As inventory has increased, buyers have more choices, which means they can afford to be more patient and discerning. A home sitting for 60, 75 or even 90+ days isn’t automatically a 🚩.

In fact, Tampa Bay homes averaged about 57 days on market in July—a big change from the days when homes seemed to sell the minute the sign hit the yard.

Talk about pressure 😅 but also the biggest compliment. When someone who lives right next to you trusts you to handle one of their biggest assets, that means everything.
