Public market data shows Tampa Heights has approximately 83 homes for sale, a median listing price around $555K, and homes averaging about 79 days on market. Recently sold activity shows 47 sold properties with a median listing price around $627,500 and an average market time near 98 days.

Redfin’s recent neighborhood trend shows 23 homes sold in April, with a median sale price near $556K and a 50-day median market time.

Here is the seller signal:

Using the best public active-to-sold estimate available, Tampa Heights is showing roughly 3 to 4 active listings for every 1 recent monthly sale.

That means buyers have options.

But it does not mean buyers are gone.

The homes that are winning are the ones that make sense on price, condition, presentation, location, and total monthly cost.

In Tampa Heights, buyers in the $400K to $1M single-family range are looking closely at renovation quality, roof age, insurance costs, walkability, proximity to Downtown Tampa, Armature Works, Riverwalk access, and overall lifestyle value.
