Is St. Petersburg real estate still moving? Yes. The 119 homes currently under contract show meaningful buyer activity. However, nearly 20 active listings are competing for every city-address sale recorded this week. Buyers have options, and they are rewarding homes with the right combination of price, condition, documentation and presentation.
For sellers, the first 7 to 14 days remain critical. A listing that launches above its competitive range can lose momentum, then face price reductions, longer carrying costs or stronger buyer demands. Roof age, flood history, insurance considerations, permits, repairs and likely concessions should be evaluated before launch.
Broader indicators support that strategy. Redfin reports a $453,753 three-month median sale price for St. Petersburg, up 9.3% year over year, with a 37-day median market time and 96.4% sale-to-list ratio. Zillow reports a typical value of $358,420, down 2.6%, with 72.5% of sales closing below list price. Realtor.com reports a $397,450 Tampa Bay metro median list price, down 4.2%, and price reductions on 25.4% of active listings. Freddie Mac's latest 30-year fixed average was 6.65%.
The takeaway: demand exists, but it is selective. Strategic pricing, elevated presentation and disciplined negotiation can protect your time and net proceeds.
