🎉 SOLD! 4309 Calcutta Court! 🎉

Whew! This one deserves a story because it was quite the roller coaster!

This property was a bankruptcy AND a short sale, and if you've ever dealt with a short sale, you know there is NOTHING short about it!

We listed in October 2025 and had a contract just eight days later. Unfortunately, that one didn't stick. After going back on the market and navigating some market shifts, we finally received another offer in April 2026. YAY! But wait... we needed short sale approval. That finally came in August.

Our buyers hung in there because they knew this was the perfect home for their growing family. But we weren't done yet! We still needed bankruptcy court approval.

We made the September court docket, with a September 30 closing deadline or our buyers would lose their financing. On September 29, we FINALLY received court approval, and on September 30, we CLOSED!

Talk about cutting it close! 😅

A huge thank-you to Paul Fenstermaker with Fenstermaker & Associates for hanging in there with me through every twist and turn. And congratulations to our buyers, who never gave up on their new home!

📚 September Reads!

After a pretty lackluster August, I was back at it in September! With three listings coming in Crawfordville (an hour each way!), all that driving definitely helped my audiobook game. I got in some great listens this month!

First, a belated August read:
📖 The Light Between Oceans – 3 ⭐
A lighthouse keeper, his wife and a baby who washes ashore in a boat. Such an interesting story, but there were SO many times I wanted them to make a different decision. Not a favorite, but worth the listen.

September Reads:
🎧 You Shouldn't Have Come Here – 2 ⭐
I just couldn't get into this story. And the male narrator? Possibly my least favorite EVER. I'm not sure I'm ready to listen to another Jeneva Rose audiobook.

📱 The Butcher's Masquerade (Dungeon Crawler Carl #5) – 4 ⭐
Can't stop, won't stop with Carl and Donut. IYKYK!

🎧 The Midnight Train – 4 ⭐
A follow-up to The Midnight Library with another interesting, uplifting look at life and death. I may have liked the original a little more, but this was still a great listen.

🎧 Good People – 4 ⭐
Done documentary-style with a full cast, this one felt like Dateline. I kept changing my mind about what really happened. Definitely kept me guessing!

📱 The Calamity Club – 4.5 ⭐
There was SO much hype around this one, and I usually end up underwhelmed. Not this time! I loved the characters and was completely invested. My cousin was reading it, too, but was a little behind me. Keeping my mouth shut was HARD!

🎧 The Good Daughter – 4.5 ⭐
A great mystery with plenty of twists. I'm a Karin Slaughter fan, so this one definitely delivered.

🎧 Mad Mabel – 4 ⭐
Another hyped book that lived up to it! Loved the audiobook narrator and the story of friendship. Such a fun listen!

Overall, a much better reading month! Now I need your recommendations. What should I listen to in October? I'm always up for something new! 📚
