📊 Pierce County's September housing market continues to slow as we head into Fall, but there are opportunities for both buyers and sellers!

SEPT 2026:
⬆️ Home prices are up compared to this time last year, showing Pierce County is holding strong for sellers despite other factors.

⬇️ Number of new listings dropped, so in some cases buyers are getting a chance to give houses few extra looks before buying.

⬇️ Number of closed transactions behaved as expected for our seasonal slow-down; our area typically sees less closings from now until Spring, unless we see a sudden reduction in rates.

⬆️ Homes had longer days on the market for the third month in a row, putting more emphasis on competitive pricing and presentation for sellers.

⬆️ Months of supply reflects the number of homes on the market compared with how fast listings are closing; this increase to 3.9 makes sense for our current factors, showing there are plenty of options for buyers to choose from.

The takeaway? As we head into the quieter months, buyers may find more flexibility to make confident decisions while sellers can benefit from strategic pricing and presentation. Success isn't just about timing the market, but knowing how to make the most of the market we have!
