I love to laugh. 😂

And for the record, that is NOT my actual laugh.

Just another day in the office at Windermere. We’re very professional. Most of the time.

🏡 CLOSED! What a ride. 🎢🔑

We initially lost this house to an all-cash buyer who waived the inspection. Then, in a wild 24-hour turn of events, that contract was terminated, the seller passed away, and the property became an estate sale. 😳

But we hung in there and crossed the finish line with $30,000 in seller-paid closing costs and closed ahead of schedule! 🙌

Now, two boys are already designing their backyard tree fort, and one very lucky dog 🐶 is ready for a new kingdom. 🌳🔨

A little persistence, a lot of negotiation, and a whole new chapter for this family. ❤️

🚲 Just a cool dad here… or at least one my kids are still willing to be seen with in public. 😂

I bring the snacks, encourage outdoor adventures, and embarrass them simply by existing.

Dad of the year? Probably not. Dad with a bike? Absolutely. 😎

🐾 Meet the newest member of our family: Ozzy! 🖤🐶

Ozzy is a one-year-old Tibetan Terrier mix who has officially landed himself a forever home with us!

His full name is Oswald, which is a family name, but honestly… the main inspiration is the one and only Ozzy Osbourne, the Prince of Darkness. 🤘🦇

I have a particularly sweet memory of singing “Happy Birthday” to Ozzy Osbourne in his home while holding his birthday cake for him. He was a dog lover and his beloved Corgis were even frosted onto the cake. It was a sweet moment, and one I’ll always remember. ❤️

Our Ozzy has less of a rock-and-roll origin story, but it’s one worth celebrating. He was rescued from a New Mexico kill shelter by the wonderful Lars's Pawsome Rescue, and now he gets to start his next chapter with us. 🐕🏡

Welcome to the family, Ozzy! We’re so happy you’re here. ❤️

And that’s what we call a shama-lama-ding-dong. 🎉🏡🏡

It’s been a busy couple of days on both sides of the transaction.

One home is officially under contract for my sellers, and another is under contract for my buyers. Every transaction is different, but the goal is always the same: helping people move forward with confidence. ✨

Congratulations to both my sellers and buyers! 🙌

Now the real work begins. It’s time for inspections 🔍, timelines 📅, paperwork 📄, negotiations 🤝, and making sure both transactions make it across the finish line. 🏁

We’re officially onto the next phase. I’ll share a lot more when we get to closing! 🔑
