How much does it cost to live in Pierce County??

Your home’s value isn’t just a number; it’s a reflection of the local market, recent sales, and unique features of your property.

Let’s take a home in the beautiful Gig Harbor (one of my favorites 😉) neighborhood. Here’s how I’d put together a CMA:

🧐 Conduct market research. I’d scour recent sales data in Gig Harbor, paying close attention to properties similar in size, condition, and location.

🤓 Perform a comparative analysis. Next, I carefully compare these properties to the home for sale, considering differences in features like a pool, upgrades like a renovated kitchen, and market trends.

👨‍💻 Add my local expertise. My knowledge of the area gives me additional insight into unique selling points that may impact a home’s value in Gig Harbor.

Baby Boomers own 28% of large homes (despite being empty nesters) while Millennials with children own only 14%.

The reality is, a significant chunk of our market is hungry for the kind of home you may be thinking of saying goodbye to. With that in mind, here are three more ways to make downsizing work given the real estate landscape in our market.

💻👨‍💻Utilize digital storage.

Now’s the time to digitize those important documents, photos, and other sentimental items to save physical space. Invest in external hard drives or cloud storage (like Google Drive or DropBox) to store digital files securely. And if you’re not sure how to do it yourself, services like LegacyBox or EverPresent can help.

🛋️🛏️Trade the oversized furniture for slim and multi-functional.

Choose furniture that serves multiple purposes to maximize your new space. Look for sofa beds, folding tables, and modular storage solutions that can serve multiple functions.

👨‍🍳⏲️Toss the kitchen “fluff.”

There’s no better place to free up some serious space than in the kitchen. Do you need a breakfast sandwich maker, a cake-pop maker, two Instapots, and a backup air fryer? Take a no-nonsense look at your gadgets and appliances, and only keep the ones you use most.
Remember, downsizing isn’t just about letting go of possessions; it’s about gaining freedom, space, and peace of mind.

What is the “Lock in effect”?? 🔒 An unwillingness on the part of homeowners to trade in their lower-rate mortgages for higher ones.

Here’s where this trend stands today:
• In Q3 2023, fewer Americans had mortgages below 6% than in 2022 due to moving. And what causes people to move regardless of interest rates? Major life events, including the 5 D's: diapers, diplomas, diamonds, divorce, & death

• Between Q3 2022 and Q3 2023, more homeowners chose to move, accepting higher mortgage rates.

•The lock-in effects still contributes to inventory shortages, but listings have started to rise due to slightly lower rates (under the 8% peak of 2023).

• Homeowners with historically lower mortgage rates (between 3% and 4%) are more likely to “suffer from” the lock-in effect than those with rates between 5% and 6%.

Rather than focusing on the rate, I’m telling buyers to focus on the affordability of the monthly payment.
