Real estate community (and friends/family/clients who may care):

My question is, how does this NAR settlement sit with you with your peers/coworkers? Are you going to reinforce the importance of the buyers agent when sitting down with your sellers?…or are you seeking the opportunity to achieve a higher split on listing side to potentially make up some sort difference on the foreseeable future as a buyer agent compensation…ALSO bc of the uncertainty of what jeopardy that our representation/compensation may be putting our buyers offers in…especially where we have prominent LA’s in our market promoting 0% on buy side to “do their fiduciary responsibility to their seller”…is it doing that though? Are we going to begin a narrative around the conversation of a buyers agent that their value being reduced is acceptable or justified?Bc why, you can potentially make more money? or are you masking it as NETing more money for your seller bc you are leveraging the market you are currently in? If it was a balanced market or a buyers market would it be the same attitude? I think not. Seems near sighted. Sellers used to offer incentives to bring buyers and industry standard was 6%, no? Frankly, these agents promoting 0% on buy side to see what agents offer on comission, are probably still taking 4-5% listing agreements and pocketing more money when agents are offering less to make their offers more attractive. Who does that protect or promote? You or your client? You know the answer.

But, as we’ve been tossed into a market where rates hit rock bottom bc of a world wide epidemic and buyers inflated the market due to affordable payments with 2-3% rates..but when the government needed to stop a speeding train then doubled housing interest rates which created a market where sellers are staying put bc buying doesn’t make sense right now even with tremendous equity…we have, in my opinion, been sold out by our National Association and the only ones this benefits is the lawyers in this bogus case of sellers claiming not understanding their fees that included the buyers agents. Those who don’t have large down payments, or in some cases at all and/or VA buyers, can’t afford to take on a buyers agent fees and will be affected the most. Does this really benefit the sellers who either have a listing agent double dipping or taking on agents who value their sevices less and less? Sounds like an abusive relationship.

Real estate professionals who have listings and trusted past clients who promote their business and value them will be okay I believe…but it my point is this…

RE professionals in our community if this is upheld in court, mostly on the listing side of the transaction, will you promote the value of both buyers and sellers agents? Will the consumer step in and understand the importance and value of an agent when buying a home? Will your title and lender vendors do the same? We just don’t know.

Just some raw thoughts…I realize it’s not cut and dry and some may feel my thoughts are well rounded. But to stay quiet, is to not care. And I care. About my clients. About my friends. And my partners. And certainly about my family.

Love to hear how ALL parties feel parties feel about this. Not just realtors and lenders. But my loved ones I’ve bought and sold homes for.
