Fall is the perfect time to give your home a little TLC before colder weather settles in! A few simple checks now can help prevent bigger—and more expensive—surprises this winter.

Add these to your fall to-do list:

🍁 Clean gutters & downspouts
Clear leaves and debris so water can drain properly away from your home.

🔥 Check your heating system
Change the filter and consider having your furnace or heating system serviced before you're relying on it every day.

🚿 Protect exterior faucets
Disconnect garden hoses and shut off or winterize outdoor faucets when appropriate.

🚨 Test smoke & carbon monoxide detectors
Replace batteries if needed and make sure every detector is working properly.

🪟 Check windows & doors for drafts
A little weatherstripping or caulk can help keep the warm air IN and cold air OUT.

🏠 Give your roof a visual check
Look for missing or damaged shingles, loose flashing or anything that may need attention before winter weather arrives.

🌳 BONUS: Take a walk around your property and look for tree limbs that could become a problem during winter storms.

🔥 **BURNING REAL ESTATE QUESTION:** 🔥

💭 **“What happens if my appraisal comes in LOW?”**

First—**don’t panic!** A low appraisal can create a hurdle, but it doesn’t automatically mean the deal is over. 🏡

If the appraised value comes in below the agreed-upon purchase price, there may be several options depending on the contract and financing:

🔎 **Review the appraisal** for errors, missing information, or comparable sales that may deserve another look.

📄 **Request a reconsideration of value** when appropriate and provide additional relevant information or comps.

🤝 **Renegotiate** the purchase price or other terms.

💰 **Address the appraisal gap** if the buyer is willing and able to bring additional funds.

🏡 **Explore other options available under the contract.**

Every transaction is different, which is why understanding your contract and having someone experienced helping you navigate the situation is so important.

✨ **Bottom line:** A low appraisal is a challenge—but it doesn’t necessarily have to be a deal-breaker!

💭 **“Is it a good time to sell?”**

This is one of the questions I hear ALL the time—and my answer is:

🏡 **It depends on YOUR situation.**

There really isn’t one perfect time of year or one perfect market that works for every homeowner.

Before deciding whether it makes sense to sell, I’d look at things like:

🔑 **What is your home worth in today’s market?**
💰 **How much equity have you built?**
🏘️ **What does the competition look like in your neighborhood?**
📍 **What are buyers looking for in your area right now?**
➡️ **And most importantly—where are YOU going next?**

Sometimes homeowners are surprised to learn how much equity they’ve gained and what options that may give them.

Other times, after looking at the numbers and their plans, waiting may make more sense.

That’s why I don’t believe in giving every homeowner the same answer.

**The better question is: Is it a good time for YOU to sell?**

If selling has even crossed your mind, you don’t have to be ready to put a sign in the yard to have a conversation. 😊
