What's going on in the national real estate market.

Despite rising inventory levels, existing home sales remain stuck at a 4 million unit annual pace. Homes are lingering on the market longer, and buyers are regaining some of the negotiating power that they lost during the pandemic. Meanwhile, the market is certain that the Fed will stay on pause next week.

Here is what we think is worth knowing today:

(1) Written sales marketwide finished -1% in December of '24 versus December of '23.

(2) Last week saw 222 properties go under contract marketwide, -5% to the same week last year. As you can see in the chart below, the first three weeks of January see a rapid upward climb in activity (ratified contracts) every year before settling into a period of steady seasonal growth before peaking in April/May every year (which means May/June closings).

The orange line represents ratified contracts by week last year...the green line is this year...and the blue line is the 15 year average for each week.
