$1k in your bank…from Santa? Or from Real Estate? 🎅🏽🏘️

Imagine checking your account in early December…
and there’s an extra $1,000 sitting there.
Not from overtime. Not a bonus.
Just there. Ready for Christmas…or whatever you want.

Christmas miracle? Nope.
It’s passive income from real estate.

I just sent out Q4 distributions from one of our apartment deals, and everyone got a deposit right on time for the holidays.

Here’s the truth about “passive income”
There are only two ways to get it:

1️⃣ Buy it with your own cash.
2️⃣ Create it with knowledge, skills, effort, and relationships.

Route 1 is easy…but slow.
$10k in a 5% account = $500/year. Not life-changing.

Route 2 looks harder:
Analyzing deals, underwriting, raising private money, finding opportunities, learning operations…
But it’s the path if you don’t have piles of cash (like me when I started).

That deal we just distributed on?
Found it on Loopnet.
Raised $337k from private investors.
Closed it 4 years ago.
Now it sends passive income like clockwork—Energizer-Bunny style.

Imagine getting deposits like that every year…

I get it. When all you see is a pile of pieces, it can feel overwhelming to get the finished product.

Imagine if Lego sets showed up with just a box of pieces. And the only way you could figure it out was to watch YouTube videos or read books on Lego theory and do the best that you could to try and create the finished model.

Total chaos. Nobody would ever use Lego.

The magic? Having the step by step guide on what piece goes next and where. Every step outlined.

All you have to do is follow the directions and the finished model is there at the end.

That real estate portfolio you dream of?

No different.

So many pieces of information, so many steps, so many things to do.

Sure, you can watch YouTube videos, read books, try and figure it out on your own...

If you have never felt the pressure of thousands of gallons of water flowing down a river, I highly recommend it.

This past Saturday I got to go white water rafting on the Ocoee River up in Tennessee.

Over an hour on the water, almost 5 miles of distance.

Rapids going all the way up to Class 4. (Rapids only go up to class 5, so... It got intense)

The thunder of millions of gallons of water flowing over the dam where we put in was like a bass drum beat hitting right to my core.

Already, I knew I was basically getting in over my head.

Okay, not exactly over my head because the Ocoee River is not that deep. But you get the meaning...

Every time we hit a section with class 4 rapids, the wrath would go almost perpendicular to the water. Even with paddles, there is no way I would have known what to do to navigate them without a guide.

But every time, John, our guide, knew exactly what to do. This particular trip was his 265th trip of the season. His experience with the river made it easy to navigate exactly where we needed to be at every section along the way.

Buying apartments is a lot like white water rafting...

It feels overwhelming when you start. Bigger deals than you've ever thought of before. You know there are pitfalls along the way, and you don't really have the experience to navigate them successfully without crashing or capsizing.

75 Hard? Try Again. 10 Hard? Still No.

Can you commit to doing something — every single day — for 10 days? 🤔 Sounds simple, right? Most people think they can, but here’s the reality...

Let me tell you about “John” (not his real name). He joined a 10-day challenge I’m in. On Day 1, the task was simple:
