Houston Housing Market- October 2024.

Is the Houston housing market bouncing back? Find out how the latest trends could impact your next Houston area home purchase!
Exposing the truth in Houston’s housing market! … You won’t believe these numbers!
There were Good News in September for Houston Housing Market, when it started to feel more stable after a tough August. Sales of homes went up, prices stayed almost the same, and there were enough homes available for everyone who wanted to buy.
Single family Home sales increased by 1.7%, with 6,973 homes sold compared to 6,858 in September last year.
The average price for homes stayed close to $415,435, while the median price increased slightly to $335,000.
There are now 4.4 months' worth of homes for sale, which is the highest since September 2012.
Homes priced between $250,000 and $499,999 were the most popular, with a 4.2% increase in sales.
Sales of homes below $100,000 rose by 3.5%.
The luxury end of the market priced at $1 million and above saw a 2.0 percent increase in home sales.
Months of inventory of single-family homes expanded from a 3.4-months supply last September to 4.4 months, which is the highest since September 2012 when there was a 4.7-months supply.
Townhomes and Condos Sales dropped by 23.0% to 398 units, but prices for these homes increased. The inventory of townhomes and condominiums expanded from a 3.4-month supply in September 2023 to 5.8 months, the highest level since July 2012 when it was 6.0 months.
There was a slowdown in renting single-family homes for the first time this year.
HAR Chair Thomas Mouton said, “The market is balancing out. More homes for sale and steady prices show it’s adapting to changes.”

Housing Market October 2024
In the latest real estate news for 2024, the us housing market is showing a mix of trends.
Nationally, home prices have increased by 3.9% year over year, but growth is expected to slow over the next year.
Corelogic forecast a modest 2.3% increase in home prices from August 2024 to August 2025, reflecting a cooling in the market after several years of rapid appreciation. At the same time, mortgage rates have drop providing some relief to buyers who have been priced out due to higher rates earlier in the year.
On the flip side, market activity is starting to pick up after months of decline.
Pending home sales saw a bump in September and inventory levels are stabilizing across the US.
