SEPTEMBER MARKET UPDATE 🍂

As we head into fall, Steamboat’s real estate market continues to show strong Buyer activity, though with a more selective pace and focus. Closed sales climbed to 354 in August, up from 233 in July, with demand concentrated on well-located, appropriately priced homes. The median sale price dipped slightly from $1.25M to $1.225M, reflecting buyers’ commitment to value. Median days on market held steady at 22, while active inventory remains above 400 listings. Pending sales rose to 128, signaling pent-up demand as buyers wait for the right opportunities. While properties in need of updates or priced too aggressively may linger, well-positioned homes continue to draw interest and, in many cases, competitive offers.

AUGUST MARKET UPDATE🍃

Over the past three months, Steamboat’s real estate market has seen a clear shift, marked by a 58% jump in new listings in July. This surge in inventory has pushed median days on market up 83% compared to last year, and price reductions are becoming more common — indicators of a cooling, more buyer-friendly environment. While pending sales are up 8%, indicating steady buyer activity, demand has not fully kept pace with the influx of new listings. Overall, the market appears to be shifting toward a more balanced position, creating fresh opportunities for buyers.

Compared to June 2024, the market in June 2025 is showing signs of finding balance.
