The Department of Buildings keeps complaints, violations, applications and inspections for every property, searchable by address in its Building Information System. Newer filings are in the DOB NOW Public Portal. A finished basement, a new kitchen or an extension should show up there. If work you can see is not on record, ask about it before you make an offer, and bring it to your attorney.

What sold in 10312, October 1 to 14, 2026.

19 homes closed in the first two weeks of October, against 17 in the same days last year. The median sale was $800,000, up from $785,000.

Sales ran from $388,000 to $1,179,000. The median home sold at 100% of its asking price after 30 days on the market, against 98% and 49 days a year ago. 27 new listings came on and 20 homes went into contract. 166 homes were for sale on October 15.

What if the home inspection finds a problem?

In New York City the inspection usually happens after your offer is accepted and before the contract is signed. That timing matters: whatever the inspector finds is still open to negotiate. The usual asks are a repair, a credit at closing, or a lower price. Homes here are usually sold as is, so most sellers would rather give a credit than fix things themselves. And if the problem is serious, you can still walk away before you sign. Talk it through with your attorney before you do.
