The I-95 Market Road Trip: June Update

This week’s I-95 Market Road Trip shows one thing clearly: inventory is up, but every stop has its own story.

This week, we’re starting in Spotsylvania and heading north through Fredericksburg, Stafford, Woodbridge, Lorton, Springfield, and Alexandria.

The biggest thing I’m noticing? Inventory is up in most areas, which means buyers may have more options than they did before. But prices are not moving the same everywhere. Some areas are seeing list prices climb, while others are seeing slight pullbacks.

Here’s the quick ride:

Spotsylvania: Median list price is down, but active listings are way up.
Fredericksburg: Inventory jumped sharply, while median days on market dropped.
Stafford: Prices and inventory are both up, showing continued demand.
Woodbridge: Prices are up slightly, and inventory has grown.
Lorton: Prices are up, but active listings dipped.
Springfield: Inventory increased, but prices pulled back.
Alexandria: Inventory is up, and days on market also increased.

Bottom line: more homes are hitting the market, but local strategy still matters. Buyers may have more breathing room, and sellers need to price with intention.
