The St. Louis City real estate market is active, but it’s no longer a “throw it on the market and it sells” environment. What’s happening now depends heavily on price point, condition, and neighborhood.

📊 Current City Market Trends:

• Inventory: More homes are available compared to last year, giving buyers more choices
• Pricing: Homes priced correctly are still selling overpriced homes are sitting longer
• Days on Market: Average days on market have increased, especially for homes needing updates
• Buyer Behavior: Buyers are more cautious, doing inspections, and negotiating more than before
• Condition Matters: Renovated or move-in-ready homes continue to outperform fixer-uppers
• Neighborhood Differences: South City, Central West End, Tower Grove, and North City are all seeing different demand levels
