I’ve known Jeanne and Colin my entire life. They have been dear friends of my grandparents for as long as I can remember. Jeanne was one of my substitute teachers growing up, and they have always been close to our family. Being a part of this milestone with them has been incredibly meaningful.

After 47 years in the same home, today they closed on the purchase of their next chapter. A beautiful new construction home on one level in Nixa. While leaving a home filled with decades of memories is never easy, this move will provide them with a more manageable space and more freedom to enjoy this season of life together.

Downsizing can be an emotional journey, but I truly believe this home is a perfect fit for them and all that lies ahead.

Jeanne and Colin, thank you for trusting me to help guide you through this process. It has been an honor to walk alongside you during such an important transition.

One of the biggest surprises for new construction homeowners happens 1-3 years after they move in: TAXES. 👀🏡

When you buy a new construction home, the taxes are often based on the vacant lot only, not the completed home. Once the county reassesses the property with the house built, your tax bill can and will increase significantly.

If your taxes go up and your lender collects them through escrow, your monthly mortgage payment may increase too. In some cases, your escrow account may even come up short, leading to an even bigger payment adjustment.
