If you inherit a family home with a mortgage, don't feel pressured by scammers to “sign over the deed." You have options if you want to keep the home in the family.

Real solutions include:

Reverse mortgage heirs may have the right to purchase the home for about 95% of the appraised value. Ask the lender to send an appraiser to the property.

Some mortgages may be assumable. Ask the lender.

Heirs may also be able to use inheritance equity toward purchasing the property from the estate

The key is this: PAUSE, THINK, AND ENGAGE a trusted professional and understand your options.

In our communities, family homes are our legacy and generational wealth.

Protect the home. Protect the legacy.

One of the most dangerous times for homeowners is right before a foreclosure sale. That is when scammers and predatory investors often appear with pressure, urgency, and promises of “quick solutions.”

They may tell you:
“Transfer the deed immediately.”
“Sign the property over now.”
“We can save your house today.”

But please understand this: panic should NEVER make the decision for you.

You have options when facing a foreclosure sale including:
• having your own attorney seek emergency court relief through an Order to Show Cause
• having your own attorney evaluate you for a legitimate bankruptcy filing
• working with your own attorney or with a certified HUD housing counselor to communicate with the lender and seek cancellation of the sale
• Selling the property through a trusted realtor and your own attorney and having them speak with the bank to cancel the sale.

Too many families lose homes due to fear and pressure. You have options.

Protect your equity.
Protect your legacy.

Defend your home.

STOP DEED THEFT!

We have to stop saying “yes” too quickly when it comes to our homes.

Say No to the quick money.
No to the quick fix.
No to the stranger at the door.
No to the investor promising to “save” your property while asking you to sign away your ownership.

Your home is your family’s security.
It is your legacy.
It is generational wealth.

Before you sign anything — STOP.
Before you meet with anyone — PAUSE.
Before you transfer your deed, form an LLC, sign a power of attorney, or agree to a joint venture — ARM UP with YOUR OWN attorney.

Not their attorney.
Not their “consultant.”
Not the person they brought to the table.

YOURS.

Deed theft can happen when homeowners are rushed, pressured, confused, or promised fast relief. But we are not powerless.

We can educate ourselves.
We can protect our elders.
We can warn our neighbors.
We can defend our homes.

Think before you sign.
Protect your deed.
Protect your home.
Protect your legacy.

Let's Go!

There will be an opportunity for Q&A.1

Many NYC homeowners and small landlords do not realize that a simple violation notice can quickly turn into fines, liens, court dates, and in some cases, foreclosure.

If you own a 1–4 family home, a multi-family property, or have recently inherited property, this is information you cannot afford to miss.

Bonus: If you attend in person, you can schedule a one-on-one session with an attorney or expediter to discuss your specific situation at our legal clinic.

This program is proudly co-sponsored by the Medgar Evers College Dubois Bunche Center’s Legal Arm and All Boro Expediter.
During this session, we will break down in plain language:
• The difference between HPD, DOB, ECB/OATH, and Department of Health violations.
• How violations lead to fines, hearings, property liens, and sometimes foreclosure
• The most common issues affecting NYC homeowners and small landlords
• What to do immediately if you receive a violation notice
• How unresolved violations can impact your ability to sell, refinance, or pass down your home

This is not just about compliance. This is about protecting your home, your equity, and your family’s future.

Whether you have received a notice, are unsure about your property status, or simply want to stay ahead of potential issues, this workshop will give you the clarity and tools you need.

We look forward to seeing you there!
