Here’s a quick guide on what usually stays:

Attached items stay: built-in appliances, curtain rods, shelving, towel racks, and mounted fixtures.

Non-attached items (furniture, dĆ©cor, free-standing appliances) typically go with the seller — unless you write them into the contract.

Always double-check your offer and get it in writing to avoid surprises on closing day.

We recently received an offer $10K over listing price on a home in The Woodlands.

Great news… until the buyer sent back a 50-page inspection report with a ā€œ$50,000 repair estimate.ā€
They even included charges for changing air filters.

Then came the request for $30,000 in concessions.

Here’s the thing:

šŸ”¹ Focus only on safety, structure, and major system items
šŸ”¹ Older doesn’t mean broken — if it works, you don’t automatically owe a replacement
