We recently completed an eviction at this rental property, and you would THINK that would be the end of the adventure.

BUT APPARENTLY NOT!

The homeowners contacted us after hearing that their neighbors had noticed some unusual sounds coming from the house.

Wait a minute…

ISN'T THIS PROPERTY SUPPOSED TO BE EMPTY?! 🤨

As a property manager, that's not something I can simply ignore.

So today, we're heading back to the rental to investigate!

After coordinating with the sheriff's department and working through the court-authorized eviction process, we're finally able to move forward with securing the rental property.

The tenants are gathering the last of what they can take and finally leaving.

BUT JUST BECAUSE THE EVICTION IS ENDING DOESN'T MEAN THE WORK IS DONE!

Now we have replacement locks to install, a garage problem to investigate, and a kitchen that needs some serious attention.

SECTION 8 ISN'T THE PROBLEM… LACK OF ACCOUNTABILITY IS! 🔥

Let's talk about something that gets landlords and property managers HEATED! 🔥

Section 8 is designed to help families secure affordable housing, and there's nothing wrong with that mission. But what happens when landlords and property managers encounter serious problems?

🏚️ PROPERTY DAMAGE: Who pays when a rental is left with thousands of dollars in damage?

⚖️ EVICTION CHALLENGES: When lease agreements are violated, additional program requirements and administrative procedures can complicate an already difficult process.

😤 DISRESPECTFUL BEHAVIOR: Being rude, confrontational, or refusing to take responsibility shouldn't be acceptable from ANY tenant, regardless of how their rent is paid.

💰 FINANCIAL ACCOUNTABILITY: Who ultimately bears the cost when repairs, unpaid tenant obligations, and legal expenses start piling up?

Government assistance should never mean exemption from lease obligations or accountability.

To be clear, not every Section 8 tenant creates problems. Plenty are responsible residents. But difficult experiences raise legitimate questions about whether the program adequately protects participating property owners.

In North Carolina, an eviction involves a legal process known as summary ejectment. When a case reaches the enforcement stage, the sheriff's department carries out the court-authorized process.

As a property manager, my responsibility is to coordinate with the appropriate authorities, understand what has been authorized, prepare for the property turnover, and document what happens.
