But after everything is calculated, the former tenant still owes you a significant amount of money.
What do you do?

Follow the lawful process available to seek a judgment/recovery for amounts legitimately owed.

OR

🅱️ CUT YOUR LOSSES
Take possession of the property, get it repaired and rented again, and stop spending additional time and money chasing the former tenant.

A lot of people think an eviction ends when possession of the rental property is returned.

Tenant leaves. 🔑
Landlord gets the property back. 🏠
Everybody moves on.
Except sometimes there's one little problem…
💰 THERE'S STILL MONEY OWED.

Unpaid rent. Damages. Court-related expenses. Lease charges. Other amounts that may remain outstanding depending on the circumstances.

Getting possession of a rental property back and recovering money aren't necessarily the same objective.

And THAT'S where today's story gets interesting.

During the final inspection, the property manager discovers several non-emergency maintenance items that should be corrected but don't necessarily make the property uninhabitable.

What would YOU do?

🅰️ DELAY MOVE-IN
Finish everything first.
No keys until the unit meets the company's rent-ready standard.

🅱️ PROCEED WITH MOVE-IN
Document the remaining items, communicate with the tenant, and complete the minor repairs immediately afterward where appropriate.

But there's one pretty important step before handing over those keys:

And this is exactly why I don't like assuming that a property is good to go just because somebody says:

“Yep. It's ready.”

Someone Broke a Key INSIDE the Lock… Now We Have a Problem 😳

You determine that the tenant accidentally broke it while normally attempting to unlock the door.
Who should pay?

🅰️ LANDLORD
Locks and property access are part of maintaining the rental. Treat it as a normal maintenance expense unless there's evidence of tenant misuse.

OR

🅱️ TENANT
The tenant physically broke the key in the lock, so—where permitted by the lease and applicable law—the tenant should be responsible for the resulting repair.

During the final inspection, you discover a non-emergency item that isn't working correctly, but the home can otherwise lawfully and safely be occupied.

What do you do?

🅰️ OPTION A — DELAY MOVE-IN
Don't hand over possession until EVERYTHING promised for move-in is completed.

OR

🅱️ OPTION B — MOVE FORWARD
Allow move-in if legally appropriate, document the outstanding item in writing, and have the repair scheduled immediately.

A TENANT IS SERIOUSLY BEHIND ON RENT. WHAT WOULD YOU DO?

Before pushing the case further, attempt one final documented resolution when legally and practically appropriate—payment arrangement, move-out agreement, assistance program, or another workable solution.

OR

🅱️ OPTION B — FOLLOW THE PROCESS
You've already provided the opportunities required or appropriate. Stop delaying, follow the lease and applicable law, and continue the legal eviction process.

Today, property management takes us to the Montgomery County Sheriff’s Office, and I'm here dealing with something no landlord or tenant really wants to reach:

AN EVICTION SUMMONS.

A lot of people see the final moments of an eviction on social media—the court hearing, the sheriff, the locks being changed, or possession being returned.

But there is an entire legal and administrative process BEFORE any of that happens.

And that's what we're documenting.

This isn't just:

“The tenant didn't pay. Kick them out.”

That's not how a lawful eviction works.

There are notices, filings, documentation, court procedures, service of process, hearings and potentially additional steps before possession of a rental property is actually returned.

North Carolina law expressly treats summary ejectment as a legal proceeding with prescribed procedures for commencement, service of process and trial.

Buy a reasonably priced, dependable refrigerator that satisfies the property's needs.
No unnecessary bells and whistles.

DID THEY ACTUALLY BRING EVERYTHING WE ORDERED?! 😂

Because finding out something is wrong before installation is considerably better than discovering it afterward.

What should happen?

🅰️ OPTION A — CORRECT IT NOW
Document the concern, communicate with the tenant, determine responsibility under the lease, and address the problem before something small becomes expensive.

🅱️ OPTION B — DOCUMENT & MONITOR
Document it, discuss it with the tenant, but don't turn every minor imperfection into an immediate issue. Monitor it during future inspections and act if the situation worsens.

Property inspections aren't just about walking through somebody's home with a camera and looking for problems. They're an opportunity to evaluate the condition of the rental property, identify maintenance concerns, document potential damage, check on important systems, communicate with the tenant, and help protect both the property and the people living there.

And sometimes the most valuable information comes directly from the tenant.
