A few years ago, my client purchased this beautifully renovated home so their daughter could experience life here, in my hometown of San Antonio. It was thoughtfully renewed with timeless updates, warm spaces, and a backyard that quickly became everyone’s favorite feature. Four years later, life opened the door to a new adventure, and while keeping the home was an option, they trusted me once again to help pass it along to its next owner. Our buyer faced a few unexpected hurdles along the way, but sometimes you just need to extend grace. None of the setbacks were the buyer’s fault, and I truly believe kindness and patience are the biggest gift you can offer. In the end, everything came together exactly the way it was meant to.

📍 SAN ANTONIO APRIL 2026 MARKET UPDATE

If you’ve been wondering what’s happening in our local market… here’s the good news:

but buyers are gaining more breathing room and sellers need strategy now more than ever!

A few highlights from April:

🏡 3,135 homes sold (⬆️ 2%)
💲 Average sales price: $369,963 (⬆️ 2%)
📊 Median price held steady at $307,000
📆 Days on market increased to 87 days
🏠 Inventory reached 6.09 months
📝 New listings jumped 11%
⏳ Pending sales dipped 8%
💰 Homes closed at 93.3% of original list price

What does that mean?

For buyers → You likely have more choices, more time to make decisions, and stronger negotiating opportunities than we’ve seen in recent years.

For sellers → Pricing, presentation, staging, and marketing matter more than ever. The homes winning right now aren’t always the most updated… they’re the ones positioned correctly from day one.

One thing I’m reminding my clients lately: this isn’t a bad market. It’s a more balanced market. And balanced markets create opportunities for people on both sides.

But sometimes those expensive projects end up costing more time, more stress, and more money than they return.

Some days in real estate feel a little bit like a movie… and today was definitely one of them. ✨🎥

At 9:15 this morning, we performed a final walk.

At 10:30 this morning, we sold her home.
By 1:00 this afternoon, she sign purchase papers for her new home!
By 4pm she was unlocking the door. 🏡🗝️

What sounds simple on paper was actually months of moving pieces, problem-solving, coordinating timelines, and finding creative solutions when neither side could offer a lease-back or early move-in. But when everyone works together with kindness and cooperation… amazing things can happen. Even the dog did his part today. 🐾😂

And somehow, against all odds, it ALL came together beautifully.

Today felt amazing!!

Cindy has walked through a lot lately, and I could not be happier watching her step into a new chapter filled with hope, peace, and sunshine. ☀️ Her oldest child graduates in just a few short days, and after pouring so much of herself into her family, she can finally begin focusing on her own next season too! I’m so proud of her.

One of my favorite moments today was sneaking into the new house beforehand to add a few little touches to welcome them home. Those are the moments I love most. ❤️ A Huge shoutout to my incredible housekeeping crew for making the home sparkle and to our amazing mortgage lender, , for helping me make this complicated puzzle actually work.

Days like today remind me why I love what I do so much. It’s never just about buying and selling houses. It’s about helping people transition into the next chapter of their lives and sometimes leaving the creativity to me! 🤗

Now excuse me while I recover from orchestrating two closings and still took my mom to dinner for her birthday!😅

🌺 Mother’s Day to all of the incredible moms, mothers-in-law, stepmoms, foster moms, grandmothers, and the women still hoping and praying to become mothers one day. Your love carries so much more weight than the world often sees.
Today, I find myself especially grateful for the women who poured into me through every season of motherhood… the ones who prayed for me, encouraged me, listened without judgment, and reminded me I could keep going on the hard days. My own mom loved me with such gentleness and steady strength, and I can never fully express what that has meant to my life. 💐

Being a mom is truly the greatest privilege and the role I hold closest to my heart. I’m endlessly thankful for the children God entrusted to me. To School Nurses: You are the quiet heroes who hold so much together behind the scenes. 🤍 The ones who calm the tears, hand out ice packs, notice when a child just isn’t acting like themselves, and somehow make kids feel safe with just a smile and gentle voice. They care for our children when parents can’t be there, offer comfort during hard moments, and love on kids like they’re their own. To every school nurse: thank you for your compassion, your patience, your calm during chaos, and the countless ways you serve our community that often go unseen. 💙 I hope you enjoy the little token of appreciation from my team!

To The Teachers:

You encourage, inspire, protect, listen, guide, and love on our kids through every season of life. The impact they leave reaches far beyond the classroom walls. To all teachers: thank you for showing up every single day with patience, compassion, and dedication.
