WHAT DOES IT MATTER? Is the answer to my question "Why did the property just sold for $200,000 less than a year ago?". I was just asked by a listing agent, WHAT DOES IT MATTER? Property under contract for $500,000 and it just sold a year ago for $200,000 and $125,000 a month before that. To the lending institution lending out the money - IT MATTERS!!!! Agents, please be prepared to have the data ready for your appraiser regarding previous sales or any type of TRANSFERS of the property we are appraising. USPAP REQUIRES us to report, analyze and RECONCILE the differences between any differences between last sale prices, contract prices, list prices and our opinion of values. :)
