I hope this message finds you smiling and enjoying the day. It's with a mix of emotions that I share some news—After much reflection and consideration, I have made the decision to hang up my real estate license.

First and foremost, I want to express my immense gratitude to each of you. Working with you has been an absolute joy, and I've treasured every moment of our time together. From the excitement of finding your perfect home to navigating the twists and turns of the market, it's been an adventure I'll always cherish.

As I embark on this new chapter in my life, my primary focus will be on my family and our own real estate investments, which have grown considerably over time. It's an exciting time for us, and I'm eager to dive into this next chapter with all my heart.

But fear not—I'm not disappearing into the sunset! Please know that although I may no longer be actively practicing as a realtor, I am still here for you. I remain deeply committed to serving as a resource and trusted advisor for all your real estate needs. Sometimes summer gets you in the mode where you don't know what day it is, what time it is and then you realize - ACK! Where am I??! We have been enjoying these ☀️HOT summer days as a family and I have totally missed out on my social media duties. 🤪 So CHEERS to losing track of time and moving 2 amazing clients into some beautiful homes at the end of last month.

My first client is a former Marine Captain and one of my longest standing clients. We have been looking for the perfect house for over a year and we finally found a GORGEOUS home in Lakewood. VA loans are absolutely able to be competitive in this market so if you are out there with a VA loan - don't give up!

My second clients, The Norris Family, are moving here from Chicago to be closer to family. I have to say this was one of the more fun experiences in showing homes. Not only were we able to do video showings together, but I had their sister-in-law (and one of my besties) be able to come along for all of the showings! She was an amazing side-kick and we found a beautiful home in Keller for their family to be able to plant their Texas roots!

This market is booming and BOTH of these appraisals came back over value! 🙌 So thankful for these amazing clients who trusted me to find a place for their hearts to grow. Happy Summer Y'all!

It's closing day for the Morrison Family. Their first house they bought when they were newly married has SOLD! (Always so bittersweet)
Yet another transaction where I have seen the Lord show UP for my clients and friends in such a special and surprising way. It's always a privilege when I'm allowed to be a part of someone's journey and this family is no exception.

We are back to a crazy and super competitive market again. Craziest things I've seen in the past few days with Buyers:

- Up to $35k over asking
- Full appraisal waiver, and buyer must submit proof that they have the differential in their bank account
- $1000 Option fee / 4 days
- 2%+ more for earnest money
- Buyers including a letter that they will beat highest offer by $1000-5000
- 10 days or less financing period
- FREE leasebacks to the sellers for several MONTHS, not just a few weeks.
- Crazy amount of showings and even crazier amount of offers.

Showing Time, which tracks home showings across the country, says Dallas is among the busiest cities in the nation for showings per home.

🏡🥳 CLOSING DAY IS HERE!! 💗🥳

It's been a long road to say the least but we made it! From failed offers, video showings, and then deciding to build, both of us going through our pregnancies, babies being born and allllll the things in between. The Cagigas family has finally made it to TEXAS and closed on their new build in the fabulous community of Harvest in Northlake! So thankful for these clients and friends! Congratulations!
