🎉 🎉 ROBYN GOT THE HOUSE, THE JOB, AND A FAT CHECK AT CLOSING! 🏡💼💰🇺🇸

And somehow, we also had to prove the road to her house actually existed. 😂

Y’all may remember Sarah & Robert, the wonderfully quirky, functional family I helped last year. This time, I got to help their daughter Robyn become a Texas homeowner!

Robyn is military, so we took advantage of her VA benefits AND she received $2,187.64 back at closing! 💰👏

As most of y’all know, I rebate my veterans as my way of saying thank you for your service and sacrifice. 🇺🇸 I do my best to keep as little money coming out of their pockets as possible.

This transaction was supposed to be easy peasy.

It was NOT. 😂

What should’ve been a traditional transaction got HAIRY. And around here, when things get tough, we don’t quit, WE PULL OUT THE RAZOR. 🪒😂

The original owner built a second home on his land, divided the property between his sons, and somewhere along the way created a title and survey mess.

The street Robyn’s house and about 11 others sit on has pavement, street signs, stop signs…the whole nine yards.

Except according to Montague County records, it basically didn’t exist. 😅

That delayed closing about a MONTH while title worked with the county to establish legal access. Meanwhile, Robyn had a new job waiting on her that she couldn’t accept until we closed!

Eventually, we secured an easement connecting her property to a county recognized public road. 🙌

After all the extensions, paperwork & waiting:

🏡 Robyn got the house.
💼 Robyn got the job.
💰 Robyn got a fat check!

Legs shaved.
Transaction closed.
Mission accomplished. 🪒🏡

Every family is a new adventure, and I NEVER know what we’re gonna get ourselves into. I couldn’t make this stuff up if I wanted to. 😂

Now that they’ve shared their exciting news, I can finally post this one! 🥹🏡🍼

This closing was an extra special one for me. I’ve known Cody since he was literally in diapers, and getting the opportunity to help him and Victoria purchase their home was already such a full-circle moment. Now knowing they’ll be welcoming their first baby into this home makes me even more excited for this sweet family and the chapter ahead of them. 🤍

They were also the last set of buyers I helped while I was pregnant with baby girl, and there’s something Cody said during the process that I’ve wanted to address.

He told me they “didn’t want to bother me”.

Y’all… you are NEVER bothering me by asking me to help you buy or sell a home. 😂🤍

I was showing homes the day before I delivered baby girl and was back out showing homes 10 days after she got here. Not because anyone was bothering me or because I felt like I had to, but because I genuinely love helping families get into homes.

This is also how I put food on the table for my family. I have boundaries in place to protect my time with my family, my friends, and the Lord, and if I’m unavailable, I promise I’ll tell you. But please don’t ever hesitate to reach out because you think you’re “bothering” me.

Helping families through these huge life moments is literally why I do what I do. 🏡🔑

Cody & Victoria, I am SO excited for you two. I hope this home welcomes your newest little family member with so much love and becomes the backdrop for countless memories… baby giggles, first steps, holidays, family gatherings, and everything in between. 🥹🍼🤍

There are some transactions that hit a little closer to home, and this was one of them. ❤️🏡

I’ve known Carlos and Elizabeth since I was 16 years old. We’ve done a lot of growing up together. A few years ago Carlos reached out because they wanted to buy a home. At the time, we weren’t quite there yet. But one of the biggest lessons I try to teach my clients is this:

The answer is never no, it’s just “not right now.”

We had some work to do to get them in a position to qualify for a loan, so we made a plan and got to work.

Fast forward to this year, and we started the search again. This time, we received an approval… just not for the amount needed to buy the home they truly wanted. So we kept knocking on doors. We explored every option, advocated for them, and eventually found the right fit to get them approved for the amount they needed.

We got under contract and things were moving along smoothly… almost too smoothly.

Then, five days before closing, at 3:00 p.m. on a Friday, I got the call no one wants to receive: it turns out they made too much to qualify for the program we had been counting on.

We had two choices: panic or problem-solve.

So that’s exactly what we did.

After a weekend filled with phone calls, emails, text messages, brainstorming sessions, and refusing to give up, we found a solution on Monday and made it to the closing table on Tuesday without delaying closing.

And the best part?

We successfully closed on a day that already held special meaning for their family. It was Carlos’ brother’s birthday, who was watching all of this unfold from heaven. Now, that date carries an even deeper significance. It will always represent both the memory of someone deeply loved and the day Carlos and Elizabeth became homeowners.

Congratulations, Carlos and Elizabeth. Thank you for trusting me through every hurdle, every pivot, and every late-night conversation. Watching your dreams become reality has been an honor.

Here’s to new memories, new beginnings, and the reminder that sometimes the journey takes a little longer than expected but it’s worth it all in Gods timing. 🏠🔑❤️

🇺🇸🏡 HOME FOR HEROES CLOSING 🏡🇺🇸

Helping our hometown heroes become homeowners will always hold a special place in my heart. ❤️

Congratulations to Adrian, a proud Veteran and first-time homebuyer, on closing on his new home! 🎉

When you start house shopping with me we talk through your big picture… not just today, but his 3-year, 5-year, and 10-year goals. Some homes hold more than walls… they hold memories. 💙🏡

When I first sat down with Joyce during our sales consultation, I found myself doing something most Realtors probably don’t… I tried talking her out of selling. 😅

Her home was absolutely beautiful and filled with 21 years of love, memories, gran babies and stories. It was clear this wasn’t just a house, it was home.

But Joyce had a dream I couldn’t argue with… retirement in Florida. 🌴☀️

So we got to work.

From consultation to market-ready, we prepared her home to shine. Then something incredible happened… The very first family to walk through my Open House as soon as it started fell in love and submitted an offer. We went under contract in just FOUR days. 🙌

Joyce is now the proud owner of her new place in Florida, beginning an exciting new chapter. Where all the grandchildren and myself will be visiting her 🫶

Watching dreams unfold in real time is one of the sweetest parts of what I get to do 🤍

This is the third home I’ve been blessed to help Carlos & Blanca purchase, and every single one has had purpose behind it.

Blanca has shared with me how, as a little girl, she would walk down to her grandmother’s house on Sundays. Family close by wasn’t just convenient, it was everything. Those memories shaped her dream: for her grandchildren to be able to walk to her house whenever they please.

Now here they are…
Two amazing kiddos.
One precious grandbaby.
And a vision that’s slowly becoming reality.

Carlos and Blanca are in a position to purchase homes close by for their children creating stability, opportunity, and generational wealth all at once. It’s intentional. It’s legacy. It’s love in action.

They’ve shown me that the possibilities truly are endless when you think long-term.

If you have children, consider this:
Buy a rental property and hold it. Let it grow. When they turn 18, give them the option live in it and build their foundation, or sell it and use the funds toward college. That’s how you change a family tree.

As I start my own family, I pray I’m able to create that same kind of legacy.

Grateful, humbled, and honestly really proud 🤍

After being sick for the past few weeks, I never got a chance to post about my December closings but I’m excited to finally share that I was the second highest top-producing agent for the month at my brokerage!

While I fell just short of my personal goal of being the top-producing agent, I’m incredibly proud of what truly matters most: helping 4 families move into their new homes just before Christmas. That’s the real win.

While many agents slow down and “go with the flow” during the winter months, I see this season as an opportunity to show up, work harder, and serve more families when they need it most.

So thankful for my clients, referrals, and support system. On to 2026 and all the exciting opportunities ahead! 🏡✨
