My second closing of 2026 was supposed to be the last of 2025 but all’s well that ends well! Frank built this home 30 years ago and it was in great shape structurally and mechanically, however, the fixtures and paint colors gave it a 90s look. He invested about $6,000 in light fixtures, mirrors, clean up, paint, and a professionally cleaning. The transformation was amazing 🤩 We listed it for $549,900 and 4 days later had 8 offers to choose from. It sold for $620,000; $70K over list price! The right Realtor matters in this market. The first closing for 2026 is in the books! Chris was referred to me by a retired Realtor. She had been in her home for 20+ years. It was a modest Cape, well maintained, but without many modern updates. When we met, she was very critical of her home and worried that it wouldn’t sell. She was open to suggestions and began to declutter, prune trees, and paint the exterior trim. We listed it for $269,900 and in 4 days had 9 offers to choose from. She sold it for $300,000 to a first time buyer. Chris was elated! She made the dream of homeownership come true for a new buyer and she’s headed out of state to be closer to her daughter. A little late in posting but🧡 I’m Grateful Beyond Words

One of my favorite traditions each year is my annual client appreciation pie party 🥧 This is a small way to say thank you to everyone who bought, sold, or sent a referral this year.

Taylor Swift sings “when you know, you know and when you don’t, you don’t”. After 6 months of searching, these buyers knew the moment they walked into this amazing log cabin that it was the home they had been looking for! We submitted an offer and negotiated the details only to be passed over for cash. Undeterred, we went ahead and submitted our final contract at 11 PM on a Saturday night as a back up offer.

Imagine our delight when two weeks later we got a call informing us the seller was terminating the contract with the original buyers! Did we still want to buy the house? Umm, yes 😊

Fast forward to today. These buyers walked into a fully furnished home complete with a truck and plow. The seller met us there to say good bye and congratulations.

To top it off, my buyers gave me this heartfelt note, a generous gift certificate, and an incredible bottle of wine.

This is what makes real estate so rewarding - helping people not just find a house, but a place that feels like home 🏡
