Bargain Hunting With Rates Above 7% | Your Best Investment on Earth is Earth! 🌎
🏡 Buying, selling, or finding your place in Alaska? I am here to help. 💚
With mortgage rates holding above 7%, many buyers on the Kenai Peninsula are weighing their options and looking for ways to make their next move more affordable. As someone who specializes in helping clients navigate shifting markets, I’ve seen how building in a rate cushion—say, planning for a half-point change within three months, three-quarters within six, and a full point by a year—can make a real difference to your peace of mind and long-term planning.

Interestingly, buyers who purchase later in the year often find more negotiating room. In fact, typical homes have been about 5% less expensive in Early-Q4 compared to Late-Q2, with less competition and more time to consider options. Last month’s ~5-month supply meant buyers here had greater leverage—not just on price, but on closing costs, discount points, or even temporary rate buydowns.

While the market is still adjusting to potential Fed moves, the long-term outlook remains focused on cooling inflation, which could eventually ease mortgage costs. As always, understanding these trends can help you make decisions with confidence. My commitment is to guide you through every step, using my local expertise and negotiation skills to your advantage.

U.S. cities entering a now-or-never moment for homebuyers
We're seeing a unique window of opportunity for homebuyers across the U.S., as median listing prices per square foot have dipped 1.8% nationwide for the tenth consecutive month. These price corrections are especially notable in cities that were once considered boomtowns, thanks to increased inventory. At the same time, higher mortgage rates and general market uncertainty have prompted sellers to adjust their expectations. In my experience helping clients on the Kenai Peninsula, understanding these shifting dynamics—and knowing how to negotiate effectively—can make a real difference when timing your next move.

U.S. Single-Family Starts Rebound | Your Best Investment on Earth is Earth! 🌎
🏡 Buying, selling, or finding your place in Alaska? I am here to help. 💚
Seeing a rebound in U.S. single-family home starts during mid-Q3 is noteworthy. Builders launched 918,000 single-family homes—up about 5% from last year, and 8% higher than early Q3. While this uptick is a welcome sign for those feeling the squeeze of limited inventory, it’s only the second yearly increase in the past 12 months. The average over the past year still sits at 907,000, which is below the healthier range of 930,000 to 950,000 homes we’d hope for. On the ground, completions remain muted: just 816,000 single-family homes were delivered, about 23% fewer than last year. Meanwhile, housing permits climbed to nearly 1.4 million, up 4% from last year—an encouraging sign that new homes are still in the pipeline. Multifamily construction, by contrast, dropped 16% year-over-year, which pulled total private housing starts down about 1% to 1.3 million—a reminder of how volatile that segment can be. As someone who works daily with buyers and sellers on the Kenai Peninsula, I see firsthand how these national trends ripple through our local market. While there’s hope for improvement, high borrowing costs and builder hurdles are still making things uncertain for many families considering their next move.

Homebuyers Gain More Choices and Bargaining Power for Fall 2026
As we head into fall 2026, we’re seeing a notable shift in the Kenai Peninsula housing market—housing supply has reached 4.9 months, and mortgage rates are hovering around 7%. This means buyers are finding themselves with more room to negotiate, especially on older properties where sellers are frequently offering concessions. My experience here has taught me that successful outcomes come from thoughtful, evidence-based offers and clear communication. For sellers, it’s vital to price homes competitively and consider pre-inspections to stand out. Whether buying or selling, understanding these local dynamics and approaching each transaction with respect and strategy makes all the difference.
