This week, one headline: the leverage has shifted to buyers across most of Central Oregon.
- 5 of our 7 local areas now sit at 5.5+ months of supply — buyer's-market territory
- Bend median sale (Sept): $759,000, down 1% from last year
- 30-year rates: 7.4%, the highest in nearly three years

Bend is the holdout at ~3.5 months. Everywhere else, buyers have room to breathe — and negotiate.

Mother's Day weekend is here, and Sisters and Central Oregon are stacked with good options, whether you want a long brunch with a view or a quiet morning outside.
A few highlights:
Black Butte Ranch is doing their Mother's Day Celebration Brunch at The Lodge from 10 to 2 on Sunday. $62 for adults, $18 for kids 10 and under, and Mom golfs free. They sell out, so call 541-595-1260 if you haven't booked.
FivePine Lodge in Sisters has a brunch from 10:30 to noon, $69 a person, with a complimentary mimosa. Walking distance from downtown if you want to make a morning of it.
Faith, Hope & Charity Vineyards in Terrebonne is worth the 35-minute drive. Brunch by Badger's Catering with the Three Sisters in full view across the vineyard.
Jake's Diner in Bend is the casual play. Special Eggs Benedict and their signature Mother's Day mug for every mom who walks in.
If brunch isn't her thing, Peterson Ridge is just starting to dry out, the Metolius is running clear at Camp Sherman, and Smith Rock is wide open. Sometimes the best gift is a thermos of coffee and a slow morning outside.
