So honored to have had your trust! 🤍 My second Birch River home I sold this year and what a privilege to get to sell this beautiful family home that they built 25 years ago. 🙏

This home was in a flood zone which can typically have buyers moving on to the next option as annual flood insurance can typically cost around $1k a year for homes in this area. My seller clients had NO idea about their home being in a flood zone as they purchased this home with cash. Had they had financing, the lender would have required flood insurance.

Knowing that being in a flood zone would be a big negative for many buyers, I overcame this objection by applying to FEMA for a Letter of Map Change Amendment on behalf of my sellers. This application took extensive research, 7+ documents, but I did it and now the buyers who just purchased this home NO LONGER PAY FOR FLOOR INSURANCE. 🎉🙌

A big win for all parties and I'm just so darn grateful to be in this business of helping people and putting on my thinking cap to solve problems!!!

DYK that there are other terms besides price that help sweeten the deal for sellers? My clients gave longer than the standard 30 days to allow them a little more time to find their new home & gave them one week post-closing to allow them time to move out. Making accommodations like this can help create a smooth process and experience for all. The seller remembers these things, for instance, when negotiating repairs! 😉

I was glad to have connected my clients with my awesome painter and flooring contractors to help their transition to their new home be as seamless as possible. 🏠🤍 I cannot wait to see the transformation!!

Well, we are doing it friends!

We are listing our personal home for sale ... tomorrow!

I've been radio silence for a couple of weeks because we unexpectedly made an offer on a great home and have been working so hard to prep ours for the market all while advising my own sweet buyer and seller clients in this busy real estate season! 🤍

It puts a lot into perspective of what my clients go through emotionally, physically (hello late nights), and mentally while buying and selling.

We weren't even looking for a home. We convinced ourselves we still had a solid 3 years left in our first home.

It can happen that fast!

I've helped hundreds of families sell their current homes before buying their new ones.

This requires precise contract timing, flexibility, and expert negotiating to get clients into the right new home with no delays. It's 100% possible.

BUT is it best for your family?

I recommend buying first IF...

▪️you are financially able to afford it.

▪️you have small kids and don't want to juggle the nap schedules or having the toys cleaned up 24/7.

▪️you have pets that are difficult to get out of the house for showings.

▪️you know you don't want your home to be shown while you live in it. The thought of someone seeing your personal items bothers you.

▪️your home will show its best if vacant or staged by me

▪️you want the luxury of slowly moving things over to your new home on YOUR timeframe.

In addition to reducing your overall stress, a recast helps in 2 BIG ways:

1) Let's say you list your home for sale first and it goes under contract in 2 weeks with a closing date 1 month out. You don't have much time to find your new home, so you may have to find a short-term rental or worse - you feel rushed into finding a less-than-perfect home to avoid moving more than once.

2) You can make a strong non-contingent offer, giving you more leverage. Maybe the home you love has multiple offers (the good ones do even in this market!!) and you don't want to lose it before you get yours listed and under contract. A non-contingent offer gives you more leverage to negotiate more favorable terms including sales price, seller concessions, and more.
