A property condition disclosure is not a guarantee. It is a starting point.
What the seller claims to know about the property is useful. What they leave out is often more useful.
When reviewing a New Jersey disclosure, focus on five areas: water intrusion history, foundation or structural changes, roof repairs, mechanical systems, and permit status on any completed work.
Vague answers and repeated "unknown" responses are not neutral. They are a signal to ask follow-up questions. Unresolved repairs, recurring leaks, and unpermitted additions warrant documentation requests before you proceed. Cross-reference the disclosure with inspection reports and any available repair invoices. The goal is to distinguish normal wear from patterns that indicate a larger problem.
Cosmetic issues are rarely the concern. Chronic issues disguised as minor ones are.
