US Housing Prices Keep Climbing

According to economists, home sales actually increased despite rising mortgage rates, likely thanks to steady job growth and incomes on the rise nationwide. Looking ahead, affordability is a mixed bag—while incomes are starting to outpace home prices in some areas, those higher rates remain a real hurdle for many. May home prices hit a record despite near-flat annual growth
May brought some interesting shifts in the housing market: national home prices nudged up 0.3% from last month and 0.7% over the year—enough to hit a new record, even if growth was modest. Tight inventory continues to keep upward pressure on values. What really stands out is that, after adjusting for inflation, real prices actually dropped 7.2% year-over-year. At the same time, buyer purchasing power jumped 8.1%, thanks to rising incomes. As someone with a long history in real estate investment and home renovation here in Dallas—and with a focus on supporting both military families and local residents—I’m always watching these data points.
