When friends become clients, it becomes one of my favorite parts of this job. Whether we are on the ski slopes ⛷️, or on a house tour 🏡, we always manage to have fun! The journey for these buyers was a bit of a whirlwind to secure their next house, but they trusted the process, did their research, and we created a winning game plan to get us to the finish line, securing a huge value!

I couldn’t be more thrilled for them as they execute this new chapter.

🚨ITS OFFICIAL!!🚨 It’s now statistically a “balanced housing market” in King County. Right now, Buyers have more negotiating power than they’ve had since September of 2012!

📊 Average vs. Median: What’s the Difference?

If you’ve ever heard a housing market report say, “The average home price increased by 10%,” there’s an important question you should ask:

👉 Is that the average… or the median?
While they may sound similar, they can tell very different stories.

A few extremely expensive home sales can dramatically increase the average price, making it seem like the entire market is rising faster than it actually is. The median, on the other hand, shows the middle sale price and is often a better reflection of what a typical buyer or seller is experiencing. The same holds true for time on the market.

Understanding the difference can help you make better decisions when buying, selling, investing, or simply trying to understand what’s happening in the market.

🤩🏡 PENDING!! When buyers get a house under contract, if there is an inspection contingency, there is still a lot that’s up in the air. These buyers stayed patient, did their due diligence, got bids on work to be done, stuck to our plan of attack & it all paid off! By securing both big seller credits and a price reduction, they are now poised to hit the ground running & I couldn’t be prouder of them!!
