Cash buyers are pulling back from the U.S. housing market. All-cash purchases accounted for 31.4 percent of home sales during the first four months of 2026, down from 32.3 percent a year earlier, according to Realtor.com. The number of cash transactions fell 11.2 percent over the same period, compared with an 8.5 percent decline in overall home sales. The trend looks different at the top of the market, where more than 40 percent of homes priced at $1 million or more were purchased without financing, while cash accounted for the majority of sales above $2 million. In Miami, the cash share reached 43.2 percent, the highest among major U.S. metros.
