There is no secret the housing market is changing quickly right now. Interest rates are going up, housing prices are coming down.
When houses sit on the market for longer than expected, it forces sellers to make a tough decision to lower the price. This creates a domino affect for a couple reasons.
1.) Competition - more houses on the market means you're potentially competing with your neighbors to sell your house. What makes your house stand out from the rest?
2.) Comps (Appraisal) - if the house down the street with the same layout sold last year for $400k, but just sold again last month at $350k. Your home might now be appraised at and worth $350k in this new market. Why are you insisting on listing it at last year's price?
