The East Valley has one of the tallest fountains on the planet, and it's right in Fountain Hills. The World Famous Fountain sits in the middle of a lake in Fountain Park. It can reach up to 560 feet with all three pumps running, though it usually operates closer to 300, and when it was built in 1970 it was the tallest fountain in the world.

It runs for 15 minutes at the top of each hour, roughly 9 am to 9 pm, weather permitting, since wind can pause it. The park around it is 64 acres, with a lake, paved paths, ramadas, and a seasonal splash pad, and it sits just east of Scottsdale framed by the McDowell Mountains. There are trailheads nearby that connect into the McDowell Sonoran Preserve if you want to make a morning of it.

If you own in Fountain Hills, there's a real plan in motion to change the heart of town, and it's worth knowing where it's headed.

The town adopted a downtown strategy a couple years ago, and it's now moving from paper into the ground, focused on the Avenue of the Fountains and the blocks around it. A few concrete pieces: the town passed a new downtown overlay district, the zoning change that lets the avenue become more of a mix of dining, shops, and gathering space. There's a five-year streets cape program starting with design along Verde River Drive and Park view. And there's a facade grant program, up to ten thousand dollars matched, to help building owners upgrade storefronts.

None of this transforms downtown overnight. But public investment like this tends to pull private investment behind it, and for owners that slowly shapes what the center of town feels like and what property near it is worth.

Fountain Hills has talked about revitalizing downtown for years. This is the version with a budget and a zoning change behind it.

Thinking about a new build in Gilbert or Chandler? A few things worth knowing before you fall for a model home.

The incentives are real: builders across the East Valley are running rate
buy downs and closing-cost credits right now, which is genuine leverage

if you're buying new. But watch the carrying costs. Many East Valley
master plans carry CFD bonds plus stacked HOA dues, and in some Gilbert communities that runs from a few hundred to several thousand dollars a year on top of the mortgage. Power Ranch, Layton Lakes, Cooley Station, Seville, The Bridges and others can carry these, and two similar-looking homes can cost very differently once the bonds and dues are in.

So before you sign, pull the full HOA and CFD disclosure on the specific community. The monthly payment isn't the whole cost.

One of the best standing Thursday nights in the Valley is in Old Town Scottsdale, and a lot of locals have never done it.

The Scottsdale Arts District runs along Main Street and Marshall Way, with more than fifty galleries covering everything from Western and Native American art to modern and contemporary work. Every Thursday from 7 to 9pm the district holds its ArtWalk, galleries open late, live music, artists on hand. It's free, and it's the longest-running event of its
kind in the country.

The same few blocks hold restaurants, wine rooms,
and museums like Western Spirit, Scottsdale's Museum of the West. During ArtWalk there's free parking, plus a free trolley and horse-drawn carriage rides to get you between galleries.
