The August 2026 report covering July activity shows:
• Single-family sales increased 3% year over year.
• Contract activity improved; inventory remained below year-ago levels.
• Price declines are slowing.
• 75% closed below original list price; 14% closed at list.
• 12% closed above list, with a $448,990 median close.
• About 40% of above-list sales were below $400,000.

Rates remain in the mid-to-high 6% range, keeping payments elevated. Mortgage News Daily’s latest available 30-year fixed index was approximately 6.77% on August 21, 2026.

This is not simply a buyers’ or sellers’ market. It is selective. Buyers are evaluating value, condition, payment, and terms.
