If I Were Selling My Home This Summer

If I were selling my home this summer, there are a few things I would focus on and a few things I wouldn't.

First, I would spend my time and money on appearance, not major renovations. Fresh mulch, trimmed landscaping, clean windows, touch-up paint, and a thorough cleaning can make a much bigger difference than most homeowners realize. Buyers often make up their minds within minutes of arriving, and first impressions matter.

Second, I would be realistic about pricing. The market is still active, but buyers today are more informed and selective than they were a few years ago. Homes that are priced correctly from the start tend to generate the most interest and the strongest offers. Overpricing in hopes of "testing the market" can actually cost sellers time and money.

Third, I would focus on decluttering rather than redecorating. Buyers want to picture themselves living in the home. The more open, clean, and spacious a home feels, the easier that becomes.

What wouldn't I do?

I wouldn't spend tens of thousands of dollars remodeling a kitchen or bathroom right before listing unless the space was in very poor condition. Most large renovations don't return 100% of their cost, and there are often smarter ways to maximize value.

I also wouldn't wait for the "perfect" market. Every year I hear people say they're waiting for rates to drop, prices to rise, or more buyers to enter the market. The truth is that no one knows exactly what the market will do next. The best time to sell is usually when selling aligns with your personal goals and timeline.

One thing I've learned after helping 3,000 Maine homeowners buy and sell over the years is that every property is different. What works for one home, may not be the right strategy for another.

In 1995, a 28 year old man bought a small apartment building that most people didn’t want.

It wasn’t glamorous. The building needed work. The numbers were tight. Friends told him it sounded risky.

A new real estate sales transfer tax increase rolling out soon...

Transfer Tax Increase (Effective November 1, 2025):

- Up to $1,000,000: $2.20 per $500 of value (rounded up).
- Portion exceeding $1,000,000: $6.00 per $500 of value.
- The tax is divided equally between buyer and seller, unless exempt under Title 36, §4641-C.
