With rates still hovering in the 6–7% range, several Eagle Mountain builders have quietly rolled out some of the most aggressive incentives in years to move completed homes before their deadlines hit.

Two worth knowing about right now:
🏗️ EDGEhomes is currently offering a 2-1 rate buydown on select homes. Meaning your first year payment could be as low as 1.99% EDGEhomes, stepping up gradually before settling at a 3.99% base rate. That's a real difference in your monthly payment on day one.

🏗️ Fieldstone Homes – Cedar Grove (Eagle Mountain) is offering limited-time pricing specifically for first-time homebuyers Fieldstone Homes, with homes starting in the high $300s and a pool, clubhouse, and dog park included in the community.

The catch? Most of these incentives are tied to using the builder's preferred lender and closing by a specific date. I always recommend having your own lender run the numbers too. Sometimes it pencils out, sometimes it doesn't.

Buyers Finally Have Power - Homes in Saratoga Springs are taking about 80+ days to sell right now, double last year's pace. And honestly? That's good news if you're a buyer.
