Prices for existing homes will likely fall in many cities this year, as individual sellers respond to price pressure from homebuilders cutting prices, according to a top economist specializing in residential construction.

Speaking at the International Builders Show in Orlando, FL, on Tuesday, National Association of Home Builders Chief Economist Robert Dietz said he expects home prices to falter in much of the country as the resale market adjusts to price competition from new builds.

Commercial mortgage stress is intensifying, led by offices. The CMBS delinquency rate for office properties jumped 103 basis points in January to a record 12.3%, surpassing the post-2008 peak and marking a 600% surge over the past three years. Multifamily CMBS delinquencies also rose 30 basis points to 6.9%, the third-highest level since 2015.
