This was a very specific offering that required the right buyer: a private gated coastal community, limited turnover, and one of the few remaining opportunities to build near the beach in this setting. By positioning the property correctly from day one, we were able to generate strong interest quickly and deliver a successful result for our sellers.

30A & Destin Florida Real Estate Market Update - April 6, 2026

The real estate market continues to show steady movement as we move deeper into spring—and this past week brought both encouraging data and a major development story that could shape the future of the Emerald Coast.

In this week’s market update, I break down what we’re seeing across Destin, Santa Rosa Beach, and 30A, along with a controversial condo project approval near Miramar Beach that’s getting a lot of attention.

Even with Easter week in play, activity held up well. We saw 67 new listings, 25 pending contracts, and 27 closings, with 44 price changes across the market. New listings remained elevated as sellers positioned for spring and summer demand, while pending contracts showed that buyers are still active—even during a holiday week. Price adjustments also signal that sellers are staying responsive to current market conditions.

The bigger story, however, is the approval of a 24-story, 246-unit condo development near Miramar Beach, just west of Sandestin. This project was initially denied but ultimately approved by the county commission due to grandfathered development rights.

This raises some important questions for both the Destin real estate market and 30A real estate:
Does this open the door for more high-density projects?
Will previously denied developments get a second look?
How could this impact property values, rental demand, and overall buyer perception?

This isn’t just about one project, it’s about the direction of development along the Emerald Coast.

As we move past the holiday, momentum is already building again across Destin Florida real estate, Santa Rosa Beach Florida real estate, and 30A real estate. Buyers are re-engaging, inventory is building, and we’re heading straight into peak season.
