Sometimes Realtors go on vacation because we want the house to sell faster. Guaranteed an offer comes in as soon as we leave! 😅

Luxury real estate doesn’t begin the day a home hits Zillow.

There’s often a lot happening behind the scenes first, from preparing the home and refining the strategy to conversations that help connect the right buyers with the right opportunities.

Many luxury home-owners don’t want their home listed publicly. Instead they’ll keep it Off-Market, and the only way to find out about them is through a local, well-connected Realtor.

Relationships with other Realtors is also key in getting the first look before a listing is shared to the public.

Bringing only qualified Buyers builds trust with my Off-Market Seller. This is so important in the luxury market!

Some of the most interesting opportunities begin long before they ever hit the market, so who you work with matters now more than ever.

Some transactions take more than strategy. They take persistence, trust, and someone who won’t let go when things get complicated.

With John, I stayed in it through every curveball, helped him make the right decisions, and ultimately got him the price we wanted, with buyers he felt genuinely good about.

But the best part? Somewhere along the way, a client relationship turned into a real friendship and that’s the part of this job that you can’t put on a contract.

I’m grateful for the trust, the laughs, and yes… all those daily calls. ❤️

LA real estate can feel confusing right now.

Prices are down a little from the highs. Inventory is up. And yet, LA is still structurally undersupplied, long-term homeowners are sitting on significant equity, and the market is nowhere near a classic crash.

So what’s actually happening and what does it mean if you own here or are thinking about making a move?

I break down the numbers, the supply story, and what I’m seeing with real homeowners in my latest episode.

Comment “CRASH” and I’ll send you the episode. 🤍

You can tour 20 beautiful homes and still end up choosing the wrong one.

Here’s the little test I’d do before you start looking. 👀

Think about your last normal week, not your ideal one.
That’s where the clues are.

Because the way you actually live is usually very different from the way you imagined you’d live in your next house.

This is where house hunting can get a little sneaky.

A bigger kitchen feels like an upgrad, until you realize what you really wanted was less time in the car.

Now we’re getting somewhere.

Your dream home might have less to do with countertops and more to do with what happens between 7 a.m. and 7 p.m.

That’s the part people sometimes miss when they’re “moving up.”

You’re not just buying more space. You’re deciding what you want more of in your everyday life.

So before you disappear into the listing rabbit hole tonight, give your calendar a quick look. It might be a better buyer’s guide than you think. 😉

I’m curious:
If your next home could make ONE part of your everyday life easier, what would you pick?

More time? Less driving? Better entertaining space? Something else?

Tell me yours. 👇
