The things nobody tells you before you buy in Santa Fe.
Not the fun surprises. The ones that catch you off guard at closing (or three months after).
Things like:
Water rights that don’t transfer the way you’d expect.
Stucco maintenance that’s nothing like what you’ve owned before.
Fire insurance that’s harder to get than the mortgage.
HOA rules that exist, and land use restrictions that don’t, until suddenly they do.
This city is extraordinary. It’s also specific. And the buyers who fall in love with it the hardest are usually the ones who had someone in their corner who knew the difference.

If you want to eat like a local, you’ve gotta step just a little off that well-worn path.
One of my personal favorites is Palacio Restaurant on Palace Avenue. It’s easy to miss, but once you find it, you’ll keep coming back. The New Mexican food is the real deal, the salads are actually fresh (not just menu fresh), and the sandwiches? I’ve definitely built a few afternoons around those.
It’s relaxed, unpretentious, and just quietly good — the kind of place locals don’t talk about enough because we kind of want to keep it to ourselves.
But I’ll share. And the best part? It’s right next to my office… so after you eat, come by and say hello.
