SOUTHWEST FLORIDA REAL ESTATE — THE MARKET IS CHANGING AGAIN
If you've been waiting on the sidelines because you've heard there's “too much inventory” or that “nothing is selling,” it may be time to take another look.
We're starting to see some interesting changes in the Southwest Florida market.
Inventory has been coming down, buyers are still negotiating, and homes ARE selling. But this is definitely not a one-size-fits-all market.
And that's probably the most important thing I can tell you right now.
🌴 Sanibel is different from Fort Myers.
🏖️ Fort Myers Beach is different from Bonita Springs.
🚤 Waterfront is different from non-waterfront.
🏢 Condos are behaving differently from single-family homes.
Even two homes in the same neighborhood can have very different values depending on condition, location, flood zone, insurance costs and improvements.
For buyers: There are still some very good opportunities to negotiate.
For sellers: Pricing correctly from the beginning matters more than ever.
