Record home prices can't hide a surprising affordability gain
Even with home prices reaching record highs, there's an interesting shift in affordability that’s worth noting. The latest US housing affordability index is up to 102.3, thanks to wages rising faster than those soaring home values. Mortgage rates have dipped to 6.49%, offering some relief for buyers navigating today’s market. In the West, affordability improved the most, and while new legislation is targeting supply shortages, meaningful relief is still a few years out. After decades of guiding Atlanta buyers—from first-timers to seasoned homeowners—I know how quickly these numbers can shift your options. Keeping a close eye on these trends is key, especially when planning your next move.

US Existing Home Sales Edge Up
As someone who’s been guiding Atlanta buyers and sellers for over 25 years, I keep a close eye on how national trends shape our local market. In Early-Q3, US existing-home sales dipped 1.7% month-over-month, but overall, we’re still seeing a slight 0.7% uptick compared to last year. What does that mean for homeowners? Median existing-home prices climbed to $434,100, marking 37 straight months of yearly gains—so if you own, that’s more equity in your pocket to keep an eye on. Inventory remains tight, ending Early-Q3 at 1.54 million homes, down both month-over-month and year-over-year. For buyers, this highlights the importance of tracking new listings closely, as options can move quickly, especially in competitive areas. Even with prices rising, affordability is improving nationally, so for those prepared, opportunity is still out there when value, timing, and choices line up. Mortgage rates have hovered in the high-6% range for a 30-year fixed loan, and any relief there could give buyers an extra edge as summer continues. Having started my real estate journey managing new construction, I’ve seen how these shifts impact everything from first-time buyers to seasoned homeowners—and I’m always here to help you make sense of what’s next.
