With the AI boom driving demand and multiple-offer situations becoming the norm in many neighborhoods, Buyers are leveraging everything from traditional financing to asset-backed "synthetic cash" to compete and Sellers are seeing numbers they haven't seen in years.

Behind the headlines and the overbid stats, there's a process playing out that most people never see. Whether you're the one making the offer or the one reviewing them, here's what you should know.

For Buyers:

• The highest price doesn't always win. Terms matter. From contingency removals, close timeline, and how your financing is presented can set your offer apart.
• How you structure your money matters. Buyers who borrow against assets like stocks or RSUs can remove loan and appraisal contingencies, making their offer look like cash, without actually being cash. That's a significant edge.
• Your agent's reputation is a factor. A track record of smooth closings and honest communication can be the tiebreaker between two similar offers.
