Here are 5 neighborhoods I’d seriously consider:
• Spring Valley
• Chula Vista
• La Mesa
• San Carlos
• Mira Mesa

Spring Valley especially has been standing out for buyers wanting more space, views, and better value while still being close to everything San Diego offers.

Buying a home in San Diego is one of the biggest financial decisions in a person's life. And the behind the scenes work is where deals are made or lost.

That's where I spend most of my time.

Calling listing agents, reaching out to my network, and finding homes before they hit the MLS. Doing diligence on properties before you waste your time touring one with major red flags.

And when it's time to write an offer, I already know what the seller cares about, so we can come in strong without overpaying.

Most don't realize what's negotiable when you buy a home in San Diego 👀

Everyone focuses on the purchase price - and yes, that matters.

But a good agent is thinking about your monthly payment, what you're bringing to closing, what happens after the inspection report comes back, and whether the timeline actually lines up with your life.

I've had clients walk away from the table with seller-paid rate buydowns, closing cost credits, repair credits, and a move-in date that worked around their lease.
