Your parents helped you buy a house — but did you know those funds could later be treated as community property in a California divorce?

One of the biggest issues is something called “tracing.” In California, the way money moves can make all the difference when determining whether family contributions remain separate property or become part of the marital estate.

For example:
✅ If the money goes directly from a parent’s account into escrow, there is usually a much clearer paper trail supporting reimbursement rights.

⚠️ But if the funds are first deposited into a joint account and then sent to escrow, that same money can become much harder to trace — potentially changing the outcome completely during divorce.
