The Coolest Product I saw at TinyFest event last weekend was an ADU made by BOXBL. This ADU is 20'x20' (@400 Sq Ft). Their product is unique in that they have devised a way to collapse the foot print down for delivering the unit via wheels ($49,000) . Once it is delivered, it then can be expanded back out to the 20'x20' footprint. What makes it even better, is the unit can be place on a poured foundation which makes it a residential home versus a HUD Home (Tiny Homes where wheels are left on). This makes for greater re-sale value of the property because the square footage is counted as residential living space! They can even be stacked on top of each other for properties limited on lot coverage.

My take away from Tiny Fest Homes at Del Mar Fairgrounds: When looking at ADU options, Tiny Homes (Homes built on chassis) and wheeled to your site are among the ADU options available (including stick built, garage conversion, Modular construction). Once delivered, the unit must be connected to city sewer and water and the wheels have to be covered from visual sight. The biggest advantage is the price point, compared to stick built, is considerably less. The biggest disadvantage is the unit is classified under HUD and can not be counted as square footage on re-sale of the property. But if you want a quick solution for adding more living space, Tiny Homes are a viable option. Below is a link to one of the better Tiny Homes I walked through that is @ 400 sq ft and cost @$75,000.
