WILDFIRE SAFETY: BE READY BEFORE DISASTER STRIKES

Wildfires can move quickly, and preparation can make a critical difference. The California Governor’s Office of Emergency Services (Cal OES) encourages everyone to prepare before an emergency happens.

Start by signing up for local emergency alerts and learning your evacuation zone. Make a family evacuation plan, keep phones and backup batteries charged, and prepare a Go Bag with important documents, medications, keys, chargers, and other essentials. Keep emergency supplies at home for at least three days.

If an Evacuation Order is issued, leave immediately. Don’t wait for conditions to worsen. After a wildfire, stay out of affected areas until officials say it is safe to return, and remain alert for damaged structures, falling trees, hot spots, ash, and other hazards.

Helpful resources include CalOES.ca.gov, ListosCalifornia.org, CalAlerts.org, and 2-1-1 for evacuation routes and shelter information.

Got a Rent Increase Notice? Check It Before You Pay More.

Late summer often brings lease renewals and rent increase notices. If you rent in San Bernardino or Riverside County, knowing the rules can help you understand whether an increase is allowed.

For many rental homes and apartments covered by California's Tenant Protection Act (AB 1482), a landlord cannot raise the rent over a 12-month period by more than 5% plus the regional change in the cost of living, or 10% — whichever is lower.

A rent increase must be in writing, with advance notice — generally at least 30 days for an increase of 10% or less, and 90 days for an increase above 10%.

Not every rental is covered. Some properties are exempt — for example, certain single-family homes and condos, and some newer construction — and local rules may add further protections depending on where you live.

If you received a rent increase notice and have questions, don't guess. Get reliable information about your rights.

National Senior Citizens Day | August 21

For the older adults in our lives, knowing where to turn for legal help can prevent a difficult situation from becoming a crisis.

At the Legal Aid Society of San Bernardino, we regularly assist seniors and their families with legal issues that can affect their independence, finances, housing, and future. Four areas are especially important to address early:

Scams & Consumer Issues: Be cautious of unexpected calls, demands for payment, suspicious contracts, and people requesting personal or financial information.

Housing: Get help early when facing eviction, unsafe living conditions, landlord disputes, or other threats to stable housing.

Estate & Future Planning: Conservatorships, powers of attorney, and advance directives can help ensure your wishes are understood and trusted people can act on your behalf when necessary.

This National Senior Citizens Day, take a few minutes to check in with an older adult in your life. A conversation today may help prevent a legal problem tomorrow.
